Since 2022, we have strategically invested in the creation of our unique vertically integrated operating platform which has supported a streamlining of our operations, including performance analysis, improved collection rates, improved service delivery, maximising ancillary revenue, cost and process efficiencies, supported ESG initiatives as well as a digitally enabled tenant information, engagement and service APP. The platform has already significantly transformed our operations and it demonstrates the Company’s commitment to investing in and leveraging technology to improve service delivery, cost efficiency and ongoing value generation for the Company.
Highly experienced
Established in 2014, I-RES is the longest-running and largest professional landlord in Ireland. With consistently near-full occupancy (99.4% as of 31 December 2024), and market-leading turnover times, we are the leading provider of quality private residential rental accommodation. Aside from tried and tested processes we are highly experienced in engaging with our residents, both dealing with queries and issues, but also developing excellent relationships through our community initiatives and wellness programme.
Focussed on effectiveness
We are committed to operational effectiveness, through revenue management, cost control and technology innovation, using key metrics such as occupancy, rental collection rates and maintenance costs to measure our efficiency. We also closely track our consistently rising resident satisfaction scores and measure this annually in our longitudinal annual resident survey, a key input to our annual operational plans. The Operations Team also delivers and measures the day-to-day ESG initiatives that underpin I-RES’ sustainability journey, as reflected in our GRESB and EPRA Gold sBPR accreditation progress.

Expert local team
We are committed to Operational Excellence at every juncture, and our Operations Team, located in our 3 on-site regional offices, comprises the key resident-facing and back-end functions that deliver the end-to-end I-RES Living experience.
Our team includes Leasing, Property Management, Maintenance, Customer Service, Revenue, and the Legal functions that ensure our full compliance with regulatory processes. We are also the only professional landlord with its own in-house maintenance team including plumbers, electricians, and appliance technicians. All our staff are licenced, registered and keep their skills up to date, making sure that our residents are in good hands. We also work with a range of other specialist partners, and together we are committed to ensuring our residents’ wellbeing, with 24/7 on-call service for emergencies.
